Seasonal sites · Fair Haven, NY

Same site, same neighbors, all season on Lake Ontario.

Ask a Shady Shores seasonal why they renew and you'll hear the same word: family. New guests get introduced around the loop before they've finished setting up, and the potlucks, weekly bingo, and cookouts run on a calendar the community half writes itself.

What a season includes.

  • Season runs April 15 through October 15. Apr 15 – Oct 15
  • Water and electric (30-amp) sites, with gray-water dump service arranged for season-long stays. 30-amp W/E
  • Most sites run well past New York's 1,250-square-foot minimum, with a full 10 feet between you and the next camper. Room to spare
  • 3 distinct neighborhoods: a quiet loop that likes its mornings slow, a social middle built around cornhole, horseshoes, and barbecue, and a hybrid stretch along the bay that does a little of both. Tell us your speed and we'll match you to the right one. 3 loops
  • Boat slips available at Fair Point, our marina next door, at a discounted rate for Shady Shores seasonals. Slip discount

Lake Ontario · 40-plus waterfront sites

The community closes the sale better than we can.

Prospects tour the park, meet half the loop by accident, and the 2027 deposits are already coming in. The events calendar carries the season: Memorial Day cookout, Christmas in July, Halloween in September, bingo every week. And the fishing crowd stays for the lake; a longtime seasonal runs a charter operation right from the park.

April 15 through October 15. Your site is yours for the full run, and current seasonals renew first, starting September 1, at current-guest pricing.

Do seasonal sites have full hookups?

Sites are water and electric. We'll walk you through the gray-water dump options for season-long stays when we call; it's a solved problem here, and we'd rather explain it plainly than surprise you.

Can I get a boat slip with my seasonal site?

Yes. Fair Point, our marina next door, offers slips to Shady Shores seasonals at a discounted rate, with a calmer launch than waiting your turn at the state ramp.

How much does a seasonal site cost at Shady Shores?

New-guest full-season 2027 sites run $4,658–$5,951 depending on section, with pay-in-full and installment options. Returning seasonals renew at current-guest pricing. The front desk quotes your exact site when we call.

How does the waitlist work?

You join the list with the form or a phone call. When a seasonal site opens, we call in order. Current seasonal guests renewing for next year get first right to their site during the renewal window.
