Seasonal Camping: One Site, Yours All Season

Updated August 2026

Seasonal camping means reserving 1 RV site for the entire camping season. You park once, set up once, and your site is waiting every weekend from spring through fall. The 2027 season typically runs Apr 15 to Oct 15, 2027, with exact dates varying slightly by park.

Enrollment for 2027 starts this fall. Priority Enrollment for returning seasonals runs Sep 1 to Sep 30, 2026, and Open Enrollment for everyone begins Oct 1, 2026. Ready to talk it through? Call the park. They’ll walk you through it.

How 2027 Enrollment Works

Enrollment happens in 2 waves, and both start this fall. Here’s the whole timeline.

Step Dates What happens
Priority Enrollment Sep 1-30, 2026 Returning seasonals get first choice on their site and their dates before booking opens to anyone else. This is the renewal window.
Open Enrollment Oct 1, 2026 onward Booking opens to everyone. New guests lock in a site for the full 2027 season.
The 2027 Season Typically Apr 15 to Oct 15, 2027 The stay itself. Season dates vary slightly by park, so confirm yours when you call.

Sites go fast once open enrollment starts. If you’ve got your eye on a specific site, call your park early in your window.

What Is a Seasonal Site?

A seasonal site is an RV site you rent for the full season instead of night by night. Your rig stays parked, your awning stays out, and your weekend starts the moment you pull in. You skip the towing, the setup, and the Sunday teardown, all season long.

Most seasonal guests treat their site like a summer place. The deck chairs stay put, the string lights stay up, and the site slowly becomes theirs in all the small ways a weekend reservation never does.

For the full day-to-day picture, read What Is Seasonal Camping? on the RJournal. It covers the lifestyle in depth so we can keep this page focused on how to get in.

Two Rates, Two Plans

Returning seasonals renew at a discounted rate. That’s our thank-you for being part of the community another year, and it pairs with Priority Enrollment: first choice on your site, and our best pricing.

The Seasonal Plan is the standard: pay in full, get the best rate. 1 payment, and your site is locked for the season.

The Flex Plan spreads payments across the season instead of paying up front. Ask about our Flex Plan when you call.

Either way, the value holds: a seasonal site costs a fraction per month of what the same site rents for month to month. The math rewards the guests who stay all season.

Your Site, Your Neighbors, Your Summer

Ask any of our GMs what keeps seasonal guests coming back and you’ll hear the same answer: the people 2 sites down. The pools, the beaches, and the snack shacks are the backdrop; the neighbors are the point.

Seasonal camping runs on the rhythms a single weekend can’t build. The golf cart wave on the way to the office. The potluck that plans itself by Thursday. The kids who pick up in June exactly where they left off in October. By midsummer, your site knows you and so does everyone around it.

That’s the real product: a summer that picks up every Friday right where it left off.

Frequently Asked Questions

What's included with a seasonal site?

A seasonal site is your own RV site for the full camping season, typically Apr 15 to Oct 15. Your rig stays parked and set up the whole time, and you get full use of the park’s amenities whenever you’re there. The details vary a little by park, so ask when you call.

When do I pay for a seasonal site?

You choose between 2 plans. The Seasonal Plan is 1 payment in full at the best rate. The Flex Plan spreads payments across the season. Your park can walk you through both, and ask about the Flex Plan when you call.

Can I leave my rig at the park over winter?

It depends on the park. Winter storage varies across the network, so ask your park what’s available before the season ends. For what storing an RV over winter actually involves, read our RV winter storage guide on the RJournal blog.

Can new guests get a seasonal site?

Yes. Open Enrollment starts Oct 1, 2026, and booking opens to everyone for the 2027 season. The exception is Splash Magic RV Resort, which is waitlist-only for 2027. Sites go fast once open enrollment starts, so call early.

What's the difference between Priority Enrollment and Open Enrollment?

Priority Enrollment (Sep 1-30, 2026) is the renewal window: returning seasonals get first choice on their site and their dates. Open Enrollment (Oct 1, 2026 onward) opens booking to everyone, new guests included.

How do I reserve a seasonal site?

Call the park or visit the office. Seasonal sites are reserved by phone or in person, and the team at each park handles enrollment directly. They’ll walk you through sites, dates, and plans.

Lock In Your 2027 Season

Priority Enrollment for returning seasonals opens Sep 1. Open Enrollment for everyone starts Oct 1, and sites go fast from there. Call your park or visit the office to make next year's reservations. They'll walk you through sites, dates, and plans in 1 conversation.

Find your park in the list above, then pick up the phone. Your site's waiting.
