Southern parks like Sunburst (FL), Rockport and Lake Conroe (TX), and Lake Charles and Lakeside (LA) hold flat monthly rates through winter, and the 10 seasonal-rate parks post winter windows that are usually the best value of the year. Book the winter window early; the same math occurs to everyone in October.
Travel Nurses and Traveling Professionals
A 13-week contract fits a monthly site better than any apartment lease. Parks near hospital systems and metro jobs (Applewood outside Denver, Roam Spokane, Roam Springville on the Provo corridor, Clarksville near Fort Campbell) run month to month with full hookups, so the housing stipend stays partly in your pocket and the exit is as simple as the arrival.
Project Crews and Working Stays
Wind, energy, rail, and construction crews live at our parks for a season at a time, especially across Wyoming, Texas, and the Midwest. Full-hookup pads, laundry on site, and offices that answer the phone make a 4-month deployment livable. It’s the between-homes option and the no-rig option: contract workers without an RV, families mid-move, and winter guests who’d rather skip winterizing entirely. Before You Book a Monthly Site
Monthly rates usually cover site, water, sewer, and trash, but electric is often metered separately for long-term guests. A quick question to the office keeps the total predictable, especially in AC season or a northern winter.
A 30-amp connection gives you about 3,600 watts: one AC unit or a space heater, but rarely both at once. If you run 2 AC units or electric heat, book a 50-amp site and say so when you reserve.
Most parks accept packages at the office; for forwarded mail, a PO box or UPS Store mailbox near the park saves headaches with prescriptions and banking. For remote work, plan a cellular hotspot or Starlink as your primary connection and treat park WiFi as backup.
At our northern and mountain parks, that can come as early as late September. Heat tape, insulated hose covers, and skirting are cheap insurance against a frozen-line repair that runs into the thousands.
